Magothy River & Severn River Middle Schools
WAI provided mechanical, electrical and plumbing design for permits and construction of the HVAC and controls retrofit for the 300,000 sq. ft. conjoined Magothy River and Severn River Middle Schools. This project was completed in phased construction. Following were key features of the project:
- Design the replacement of 256 VAV boxes and sensors with new DDC controlled units. Including replacement of the branch piping and diffusers, which were found to be in poor condition.
- Replacement of 13 AHU’s. The replacement of the exhaust fans included the replacement of the entire electrical feeder back to the motor control center. This also included replacing the outdoor air damper in all of the aforementioned air handlers, and replacing existing pneumatic controls with new DDC controls.
- All AHU’s serving the gym and auxiliary gym were replaced with new units connected to existing ductwork. The new units had DDC controls, cooling and steam heating coils, and were completely controlled by new DDC controllers. The new units had outdoor air controlled by CO2 sensors to limit outdoor air during periods of low occupancy.
- The design included providing chilled water to the new gym units either by connecting to existing chilled water or addition of a new chiller to serve those units.
- Design of power distribution system modifications to demolish the existing electrical power connections to the above equipment and design the new branch circuit connections to the replacement equipment.
This project had a construction cost of $3.6 million; significantly under the $4.4 million MEP budget.
